Pre-purchase Building and Pest Inspections:

The purchase of residential property is an important decision and should be supported by knowledge of physical state of the property. Independent and objective advice is often required to enable informed decisions.After reading your report, you will know whether you want to buy the property, negotiate a better price for the property or look for a different property. Pre-Settlement New Building Inspections:

Progress inspections are a critical component of your build and our team of specialists are on hand to carry out these vital inspections at key stages of construction. These inspections are designed to give you a degree of certainty that your builder is complying with all the necessary building codes and that the workmanship is of a high standard.
Our inspections start with the foundation of your home, the slab, followed by the wall and roof frames and lock-up stage where the quality of work is scrutinised before the walls and ceilings are covered with lining. Our final and all-important inspection will be carried out at the pre-handover stage before you receive the key to your new home. We will review defects and outline what remedial work is required.
At each of the key stages, our role is to inspect and evaluate the work when problems such as defects or non-compliance issues can be identified and rectified.

Building Defects Report:

HomeSafe Property Inspections undertakes building defects reports for private and professional clients across a range of commercial and domestic buildings, where there exists a ‘legal’ responsibility on behalf of the builder/developer to rectify defective building work. The rectification of defective building works can often prove difficult when builders refuse to acknowledge their responsibility or have ceased trading.

We are independent of other parties, including contractors, architects, planners, insurers and government bodies. This ensures our assignments and reports are impartial and avoid any conflicts of interest.

We provide reports that describe the defects and probable cause, including the classification of the defect, and list any breaches of the Home Building Act as well as the Australian Standards and Codes. This report is then used when filing a claim with the Home Owners Warranty Insurer or the Office of Fair Trading.
